Toilet Replacement
Remove and disconnect your existing toilet and install a new customer-supplied toilet. Includes standard installation materials (wax ring and closet bolts) and setting/sealing the toilet, reconnecting the water supply, and basic leak/flush testing. Excludes major plumbing repairs, flange replacements, drain/vent issues, shutoff valve replacement, or correction of floor/subfloor damage or leveling problems. Any unexpected repairs or additional parts beyond standard materials will be discussed and approved before work proceeds. Optional: pick up and haul-away/disposal of old toilet available upon request(fee applies)

Shutoff valve replacement
Replace a single under-sink or toilet water shutoff valve (angle stop/straight stop). Includes shutting off water, removing the existing valve (compression or threaded where accessible), installing a new standard quarter‑turn shutoff valve, reconnecting the supply line (existing line if reusable), restoring water, and testing for leaks and proper operation. Excludes replacement of corroded/failed supply lines, pipe damage/repiping, main shutoff repairs, drywall/finish carpentry, extensive corrosion that requires cutting/repairing pipe, valve replacement on specialty systems, and any work requiring permits. If the existing piping/valve type is not serviceable as-is (e.g., seized fittings, damaged copper/CPVC/Pex, or non-standard connections), options and any additional parts/labor will be discussed and approved before work proceeds. Customer may supply the replacement valve; otherwise we can provide a standard valve at additional parts cost if needed.

Faucet installation
Installation of a standard kitchen or bathroom faucet. Includes assessment/troubleshooting, shutting off water, removing the existing faucet (if applicable), installing a customer‑supplied replacement faucet or repairing common issues (leaks at connections, loose handle, cartridge/aerator replacement when readily serviceable), reconnecting supply lines where compatible, sealing as needed, restoring water, and testing for leaks and proper operation. Excludes major plumbing modifications (moving/altering supply/drain lines), replacement of shutoff valves, sink/drain repairs, countertop removal, extensive corrosion or seized hardware requiring cutting/pipe repair, specialty/commercial faucets, and work requiring permits. Parts are not included unless agreed in advance; if additional parts or labor are needed after inspection, options and pricing will be discussed and approved before proceeding.

Garbage disposal install
Install a standard under-sink garbage disposal (customer-supplied). Includes removing an existing disposal (if present), inspecting the sink flange and mounting hardware, installing and securing the new unit, connecting to the existing drain and dishwasher inlet (if applicable), verifying proper alignment, testing operation, and checking for leaks. Excludes new/modified electrical circuits, adding or relocating an outlet/switch, replacement of non-standard plumbing/drain components, sink or countertop modifications, and disposal of a non-removable/obsolete unit requiring additional labor. Parts are not included unless agreed in advance; any additional parts or repairs needed will be discussed and approved before work proceeds.

Sink install
Install a standard kitchen or bathroom sink (customer-supplied). Includes removing an existing sink where accessible, setting the new sink (drop-in or typical vanity sink), applying appropriate sealant, reconnecting the existing drain assembly and water supply lines where compatible, and testing for leaks and proper drainage. Excludes countertop cutting/modifications, major plumbing reconfiguration, replacement of shutoff valves, disposal installation, new faucet installation (can be added separately), wall/floor repairs, and specialty/commercial or integrated sinks requiring fabrication. Parts are not included unless agreed in advance; any additional parts or labor needed after inspection will be discussed and approved before proceeding.

Toilet repair
Diagnose and repair common toilet issues such as running, leaking, weak flush, fill valve/flapper problems, loose handle, minor tank-to-bowl leaks, or wax ring replacement when accessible. Includes inspection, adjustment, and replacement of standard wear parts as needed (parts not included unless agreed), restoring proper operation, and leak/flush testing. Excludes full toilet replacement (book separately), major drain/vent or sewer issues, flange repair/replacement, floor/subfloor damage, persistent clogs requiring jetting/augering beyond basic access, and any work requiring permits. If additional repairs or parts are needed after inspection, options and pricing will be discussed and approved before work proceeds.

Light fixture install
Install or replace a standard indoor light fixture (customer-supplied), such as a flush mount, pendant, or basic vanity light. Includes shutting off power at the breaker, removing the existing fixture, inspecting the electrical box and wiring connections, mounting the new fixture, installing bulbs (if provided), restoring power, and testing operation. Excludes new wiring runs, adding or moving electrical boxes, ceiling repairs, high/complex fixtures (e.g., chandeliers requiring lift or assembly), smart-home programming, and any work requiring permits. If the existing wiring/box is not safe or compatible, options and any additional work will be discussed and approved before proceeding.

Ceiling fan install
Install or replace a standard ceiling fan (customer-supplied). Includes shutting off power at the breaker, removing an existing fan or light, verifying a fan-rated electrical box (or installing an appropriate brace/box when accessible), assembling and mounting the fan, connecting wiring, installing blades and light kit (if included), balancing as needed, restoring power, and testing all speeds and controls. Excludes running new wiring, adding switches, high ceilings requiring specialized ladders/lifts, heavy/commercial fans, and any work requiring permits. If the existing box/framing is not suitable or additional parts/labor are needed, options and pricing will be discussed and approved before proceeding.

Drywall patch/repair
Patch and repair damaged drywall, including small to medium holes, dents, and cracks. Includes securing loose material, installing backing as needed, applying joint compound, taping, sanding for a smooth finish, and preparing the area for paint. Excludes full-room skim coating, water/mold remediation, structural framing repairs, large multi-panel replacements, texture matching beyond standard knockdown/orange-peel without prior approval, and painting (can be quoted separately). If the damage is larger than expected after inspection, scope and pricing will be discussed and approved before work proceeds.

Door repair/install
Repair or install an interior or exterior door. Common repairs include adjusting a sticking/sagging door, hinge replacement, strike plate/latch alignment, minor hardware replacement, and fixing gaps for smoother closing. Installation includes removing an existing door (if applicable), setting and aligning a pre-hung door or slab door when compatible, securing hardware, and checking proper operation. Excludes major framing repairs, custom carpentry, structural changes, lock rekeying, specialty/oversized doors, and extensive trim work or painting unless agreed in advance. Parts are not included unless noted; any additional repairs or materials needed will be discussed and approved before proceeding.

Caulking/sealing
Remove deteriorated caulk and apply fresh sealant in kitchens, bathrooms, and around trim to help prevent water intrusion and improve appearance. Includes surface prep, removal of loose/failed caulk where accessible, cleaning, application of new caulk, smoothing/finishing, and cleanup. Excludes major grout replacement, mold remediation, waterproofing systems, and repairs to underlying substrate damage. Materials are included for standard white/clear caulk; specialty color-matched or premium sealants may be extra and will be discussed before work proceeds.

Property maintenance
Ongoing or one-time property upkeep and general handyman support. Starting price reflects a typical minimum; final quote depends on scope.

Rental make ready
Turnover handyman work to prepare a rental unit for the next tenant. Scope varies by unit condition and requested tasks.

Bathroom fan replacement
Replace an existing bathroom exhaust fan. Includes removal of old unit and installation of a new customer-supplied fan (wiring/ducting modifications quoted separately).

Project assessment
Schedule an on-site project assessment for a flat fee. We also offer a free preliminary assessment by phone or text. On-site assessment fee: $50 per visit. If you move forward with Handy Pros for the work, the $50 assessment fee will be credited toward your project total.
